Working method when offering rental accommodation to prevent housing discrimination Within the framework of the Law on Good Landlordship, we, as a rental intermediary, must have a working method in place when offering rental housing that is aimed at preventing housing discrimination. Below we describe the working method of our office. Prohibition of discrimination When we choose a tenant, we do not discriminate on the basis of race, creed, political opinion, gender, nationality, sexual orientation, marital status, disability or chronic illness. What data we request What we may request from applicants is: - name, address, place of residence, - e-mail address, phone number, - identification, - family composition, level of income (with supporting documents), - the amount of rent from the candidate's current rental property and/or a landlord's statement. We request the above information in order to use it for the selection procedure. For the sake of privacy, we request these details only after the property has been viewed and the selection procedure has begun. Our selection procedure We follow a clear and transparent selection procedure and use objective selection criteria when making public offers of housing or accommodation. Below you can read how we design the selection procedure. If you are interested in the public offer of accommodation, you can respond by sending an email to our office. We will then contact you. Later in the selection procedure we will request your details and verify them. We will apply the following selection criteria. The selection criteria For each property, we select a number of candidates who may view. This is normally done in order of application, but can also be done otherwise, for example if you have been registered with us for a long time, or are already a tenant through us. Current tenants (through our management portfolio) have priority over new candidates. Income is a selection criterion and may determine whether you are chosen for this property. Since our clients are mostly small private investors, we also check if there could be a match between you and our client. If there are other tenants in or near the complex (through our mediation), we will see if there is a match or not. The optimal combination of these factors makes you the best rental candidate. Allocation and rental agreement If you are assigned the property based on the applicable selection criteria, we will of course let you know. You will then be offered a rental agreement. Rejections If a candidate is rejected, we will let the candidate know. We will also motivate why the candidate was chosen: In practice, this means that there is another candidate who meets the selection criteria more than you (for this particular property). This may also mean that you are indeed the best candidate for another property. The measures taken to prevent housing discrimination. Our entire office is familiar with this practice. Our rental employees are informed about the working method and are coached in this, such as by following relevant courses and training to prevent housing discrimination. Adjustment of working method Should experience give reason to do so, our working method will be adjusted as part of progressive insight. Read the full description
